Dear Mr Kelly,
This quote covers the construction of a single-storey side return extension at the rear of your property in NW5. The purpose of this project is to maximise your ground floor space by infilling the side return area, allowing for a larger kitchen/living space with improved light and flow. All works will be completed to a high standard, complying with current Building Regulations and structural requirements, and we will manage all stages of the build from groundwork to final finishes.

The works will involve a full electrical rewire of your 3-bedroom terraced property, including new cabling, sockets, switches, lighting, consumer unit, and certification in line with the latest regulations. All existing wiring will be safely removed and replaced.
Completion Timeframe: 10 -12 weeks
Payment Terms: 25% upfront, balance settled in 3 stage payments

We begin by preparing the site, including excavation of the side return area, pouring trench foundations, and making necessary drainage alterations. This stage lays the structural base for your extension and ensures everything is compliant with building control requirements.

Phase 2: Superstructure & Roof
Once foundations are in place, we construct the brick and block walls, install structural steel beams, and form the roof with insulation and rooflights. This brings the extension up to shell stage, ready for internal work.

- External brickwork to match existing
- Structural steel installation (as per engineer’s spec)
- Flat roof installation with 3x Velux or similar rooflights
- Roof insulation and waterproofing

Timeframe: 3 weeks
Phase 3: Internal Build-Up
This phase covers all internal preparation including first fix electrics and plumbing, insulation, plasterboard fitting, and plastering throughout to provide a smooth base for finishing.
Includes:
- First fix electrical wiring and plumbing
- Wall and floor insulation
- Plasterboarding ceilings and walls
- Full skim coat plaster finish

Timeframe: 2-3 weeks
Phase 4: Glazing, Second Fix & Finishings
We install your selected sliding or bifold doors, complete second fix services, screed the floors and carry out any agreed painting and decorating. This stage brings your new space close to completion.
Includes:
- Aluminium doors fitted and sealed
- Second fix plumbing and electrical connections
- Floor screed and preparation
- Mist coat and two finish coats of emulsion

Phase 5: Final Snagging & Handover
We’ll walk through the project together, resolve any minor snags, and arrange final sign-off from Building Control. You’ll receive all relevant certificates and documentation.

Payment Schedule
To secure your booking, a 10% deposit (£7,200 excl. VAT) is required. A further 40% is due at the start of the structure phase, followed by 30% upon commencement of second fix works, and the remaining 20% upon completion and snagging sign-off.
Project Duration
The estimated timeframe for completion is 6 to 8 weeks, depending on weather conditions and the smooth progression of works.
Working Hours
Our team operates Monday to Friday, from 8am to 5pm. However, we aim to be flexible where needed to suit your schedule or project needs.
Quote Validity
This quote is valid for 30 days from the date of issue. After this period, pricing may be subject to adjustment due to material costs or availability.
Insurance
We carry comprehensive public liability insurance, with coverage up to £20 million, to give you complete peace of mind throughout the project. Pleae ask for more details.
Planning & Building Regulations
It is assumed that planning permission and building control arrangements are the client’s responsibility, unless agreed otherwise in writing before works commence.
Unforeseen Works
If we encounter any hidden issues—such as poor soil conditions, existing drainage problems, or the discovery of asbestos—we will notify you immediately. These will be discussed and quoted for separately, outside of the original scope.
Snagging
We take pride in finishing all works to a high standard. Any final snagging or minor fixes will be completed within 5 working days of practical completion.
